All-In Fixed Cost — $335,000 plus HST

Included as standard in this budget:

  • Securing a building permit on your behalf (included are the creation and submission to the relevant municipality of stamped architectural and mechanical/structural/electrical drawings)

  • Installation of the helical pile foundation for the garden suite on your property

  • Transportation of the garden suite from the factory to your property

  • Craning and hoisting the garden suite onto the foundation 

  • Weatherproofing the joints on the garden suite

  • Connecting the utilities to the garden suite during the craning process 

  • Connection of the garden suite's water, sewer, communications and electrical supply to your principal home already situate on the property

    • Included in the cost is the trenching work, as well as material and labor for installing the utilities connecting from your principal home to the garden suite

  • Modular home delivered and installed fully completed with a high quality level of finishes and includes appliances. Excludes furniture.

  • Included are a heat pump and mini-split system, heat recovery ventilator system, washer/dryer, on-demand tankless hot water.

  • Restoration of sidewalk, driveway, and backyard as nearly as possible to the condition they were in prior to installation of the garden suite

  • Occupancy certificate

  • Tarion warranty certificate

Site-specific upgrades (determined during a site visit and final costs included in a project proposal shared with you):

  • Demolition — For properties with an ancillary structure presently in the build area of the proposed garden suite (i.e. garage, shed). Approximate additional cost between $5,000 to $7,500, if applicable.

  • Survey — Requirement varies across municipalities. Approximate additional cost between $4,000 to $6,000, if applicable. Clients with qualified pre-existing surveys may have this cost waived.

  • Utility upgrades — To enhance existing electrical, water, and sanitary utilities to comply with garden suite by-laws. For example, a property in Toronto that requires both the incoming water and electrical panel to be upgraded might expect a cost of approximately $6,000 and $4,000, respectively. Details vary by region, please contact us for more information.

  • Delivery — Each property is unique and thereby requires different craning methods and procedures. To ensure a safe delivery of your home, our homes may need to be delivered in smaller pieces during the placement process onto your property. For example, should your home be extra long (i.e. 200’), we may need to deliver your home in four modules rather than the usual two. In this scenario, a cost range of between $10,000 to $12,500 may be expected.

  • Permit and planning fees flow to you at cost. For example, if your project is located in the city of Toronto on a lot that is 25’ by 130’, you can expect to incur a building permit fee of $1,000. This fee would be paid by the client directly to the municipality. Details vary by region, please contact us for more information.

  • Extra Hydro Meter — Often for rental purposes, we are asked to create a separate meter for the garden suite. Clients can expect an approximate cost of $6,000 for this work.
